Sanction Process

In Home loan process the first step is sanction for that there are some general documents are required like income proofs, KYC, track records etc. This Documents are required for the operation manager to calculate the amount that the organization offers you also check your profile and eligibility to re – payment of the loan that offers and verified the customer.

For salaried persons the list as per below :

1. Two passport size photographs

2. Self attested PAN and AADHAAR Copies of applicant and co-applicant

3. Residence Address Proof

4. Salary Slips for last 3 months

5. Salary Account Statement for last 6 months

6 Form-16 for last two years

7. ITR for last One years (If available)

8. Appointment letter of present employer

9. Education Proof

10. Details for Existing Loan if avail (2 year track record)

11. Other saving proof (if available)

For Business Person the list as per below :

1. Two passport size photographs

2. Self attested PAN and AADHAAR Copies of applicant and co-applicant

3. Residence Address Proof

4. Firm registration proof (Shop Act/Udyami Reg/GST Reg)

5. ITR and Balance Sheet with form 26 AS for last 3 years (Audited or CA Certified as applicable)

6. Current Account/CC Account Statement. as applicable, for last one year

7. GST Returns for last one year (if applicable)

8. Education Proof

9. in case of salaried Directors in addition to above Sr. No 1 to 7 Salary Certificate. Form-16 for last 3 years, ITR with computation of income for last 3 years and saving account statement for last 1 year

10. In case of partners, in addition to above & No 1 to 7. ITR with computation of income for last 3 years and saving account statement for last 1 year

11. Details for Existing Loan if avail (2 year track record)

12. Other saving proof (if available)

Partnership deed in case of the business entity being a partnership firm


Disbursement Process

After the sanction the next process is disbursement in that there are generally requirement of property documents for the applicant side and most of the documents arrange by your bank associate that compiling your loan process like us.

List of disbursement documents :

1. For new purchase master file and draft agreement

2. RERA Certificate, 

3. Completion/commencement certificate. 

4. Latest 7/12

5. NA permission. 

6. Approved Plan. 

7. Plot layout, 

8. Mutation entries & Chain Documents,

9. For Construction - Construction Estimate, Proposed Plan, Others as required
